Furnished city apartments in Hamburg south city

On a development area measuring around 850m2 in the area of Wandalenweg, a seven-storey newbuild with 54 city apartments is under construction. The end result will have a total living area of around 2,600 m2.

The apartment mix consists of furnished 1-, 1.5- to 2-room apartments with 37 to 60 m² of living space, with one unfurnished three bedroom apartment, all providing a welcoming and homely place to live for renters with temporary housing needs and in so doing enriching the already growing market for single households. The furnished apartments also make perfect second homes, offering the perfect solution to the demand for smaller apartments. Whether you’re a single or a couple, a student or a commuter, or even a temporary employee, our apartments will have the perfect living solution for you, with a practical layout, cosy furnishings and impressive transport links.

There are seven one bedroom, four 1.5 bedroom and 42 two bedroom apartments to choose from out of a total of ten different apartment types, as well as one three bedroom unfurnished apartment.

Location and transport links

No matter the destination, the journey is quick and simple

The project site boasts only the best infrastructure. From here, it never takes long to get to where you want to be, whether you’re headed for the main station, you need to use public transport to quickly get to the city centre, HafenCity or the Berliner Tor, or you’re simply travelling from work to your apartment. The Hammerbrook S-Bahn station is just a three-minute walk away. As a public transport hub, the Berliner Tor offers connections to the S1, S2, S11, S21 and S31 as well as to the U2, U3 and U4. The project location is also directly connected to the A 255, joining onto the north-south connection of the A 1.

Supermarkets, bakerys, school and nursery, restaurants and a fitness centre are all close by and easily accessible either by car or on foot.

An office district is transformed

In Hamburg’s second largest business district, office buildings dominate the cityscape, criss-crossed by canals and green spaces. These oases offer welcome respite from the glass and concrete and make City Süd Hamburg’s most popular office location alongside the city centre. The bustling district of Hammerbrook is home to around 800 businesses, with impressive looking industrial buildings such as the Berliner Bogen, Dockland and wholesale market.

Despite Hammerbrook’s industrial nature, many areas of this district are absolutely charming, with footpaths and cycle paths along the Sonnin, Mittel and Süd canals, or even the possibility of taking a boat trip on the water. It is these areas that hold the potential for future transformation into a residential area.  Living space has already been created on the water itself in the form of floating homes on the Victoriakai waterside, and now, the current development plans for Hammerbrook are paving the way for this vibrant district to be transformed into a residential area, complete with short commuting distances, efficient transport connections, and a whole host of recreation opportunities and cultural attractions – and it already has an impressive array of shops and international restaurants! Both its well-established cultural centres such as the Markthalle and Kunsthaus Hamburg and its proximity to the city centre and port district make for lots of comings and goings, with the area becoming more and more vibrant and urbanised, and with work and life drawing closer and closer together.

There are bicycle rooms available in the building.

Yes, there is a minimum rental period of 6 months. After that, the lease can be terminated with a 3 months notice period.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.

Yes, there is on individual storage room for each apartment.

The building is connected by the provider wilhelm.tel.

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

The team of Müller Merkle Immobilien is in charge of the rental process. From the signing of the lease agreement and already for the handover of the residential units, the property management is responsible. The contact details will be provided when the lease agreement is signed. The property management is your first contact during the entire rental period.
